1. What Rukni Does

Rukni is an online marketplace that helps people within supported residential communities list, discover and rent parking spaces.

Rukni provides the technology that connects users. Rukni does not own, lease, manage or operate the parking spaces listed on the Platform.

Any parking arrangement is between the person making the space available (the "Space Provider") and the person renting it (the "Renter").

2. Who Can Use Rukni

You must be at least 18 years old and have the legal capacity to enter into a binding agreement.

Rukni is intended for people who live in, own property in or otherwise have legitimate access to a supported community.

You must provide accurate information when creating and using your account.

3. Listing a Parking Space

You may only list a parking space that you are authorised to make available.

By creating a listing, you confirm that:

• the parking space exists and the information provided is accurate;
• you have the right or necessary permission to make the space available;
• the space is available for the dates shown;
• making the space available does not knowingly breach applicable tenancy, ownership, building or community rules; and
• you will not rent the same space to multiple users for overlapping periods.

You must not list visitor parking, public parking, another person's allocated parking space or any other space you are not authorised to provide.

Rukni does not independently verify ownership, parking allocation or a user's authority to make a particular space available.

4. Renting a Parking Space

Renters may use a parking space only during the agreed rental period.

Renters must follow applicable building, security and community rules and must not obstruct neighboring parking spaces or common areas.

A parking rental does not guarantee access to a building or private parking facility. Space Providers and Renters are responsible for complying with any security, access-card, gate, vehicle-registration or other building requirements.

The Space Provider should communicate any known access requirements reasonably necessary for the Renter to use the parking space.

5. Prices and Payments

Parking prices are set by Space Providers, subject to any pricing rules displayed on Rukni.

Prices are displayed in UAE Dirhams (AED).

Rukni does not currently charge users a service fee or commission.

6. Cancellations and Refunds

Any cancellation, early termination or refund relating to a parking rental is a matter between the Space Provider and the Renter.

Space Providers and Renters are responsible for agreeing between themselves on any cancellation or refund arrangements that may apply to their rental.

Rukni is not responsible for providing, approving or determining refunds and does not guarantee that either party will agree to a cancellation or refund.

Nothing in these Terms limits any rights that cannot legally be excluded.

7. User Responsibilities

You must not:

• provide false or misleading information;
• misrepresent your connection to a community;
• list a parking space you are not authorised to make available;
• deliberately provide incorrect parking information;
• create overlapping rentals for the same space;
• impersonate another person;
• use Rukni for fraudulent, unlawful or abusive activity; or
• interfere with the security or operation of the Platform.

Rukni may remove listings, restrict access or suspend accounts where it reasonably believes these Terms have been breached.

8. Rukni's Role and Responsibility

Rukni facilitates parking arrangements between users but is not a party to the underlying parking arrangement.

Rukni does not guarantee:

• the identity, residency or ownership status of another user;
• that a user has permission to make a particular parking space available;
• the condition, dimensions or suitability of a parking space;
• access to a building or parking facility;
• the conduct of building management, security or other users; or
• that every listing will remain available.

Users are responsible for deciding whether to enter into a parking arrangement with another user.

Rukni does not take possession of or supervise vehicles and, to the extent permitted by law, is not responsible for theft, loss or damage caused by other users, building management, security providers or other third parties.

9. Disputes

Space Providers and Renters are responsible for fulfilling and resolving any issues arising from the arrangements they make through Rukni.

Any disagreement relating to a parking rental, including access, availability, payment, cancellation, refunds or use of the parking space, must be resolved directly between the Space Provider and the Renter.

Rukni does not mediate, arbitrate or otherwise become involved in disputes between users.

Rukni may, however, remove listings or restrict, suspend or terminate accounts where it reasonably believes these Terms have been breached or action is necessary to protect the Platform or its users.

10. Changes and Account Termination

Rukni may change, add or remove Platform features and may update these Terms as the service develops.

Updated Terms will be published with a revised "Last Updated" date.

Users may stop using Rukni at any time and may request deletion of their account in accordance with the Platform and our Privacy Policy.

Rukni may suspend or terminate accounts that breach these Terms or are used fraudulently, unlawfully or in a way that creates a material risk to other users or the Platform.

11. Privacy

Rukni's collection and use of personal information is explained in our Privacy Policy.

By using Rukni, you acknowledge that your personal information will be handled in accordance with that policy and applicable data protection requirements.

12. Governing Law and Contact

These Terms and your use of Rukni are governed by the applicable laws of the United Arab Emirates.

Disputes relating to these Terms or the Platform will be subject to the jurisdiction of the competent courts of the United Arab Emirates, subject to any mandatory legal requirements that apply.
